Some questions to ask when buying homes for sale with acreage:

An acre is a lot of land

Many people moving from a cramped major metro area come to Idaho seeking space and want land. While Idaho still has plenty of land for sale, the sizes of lots have decreased with the influx of people since 2010. This has driven prices up and also driven down typical sizes of land as developers subdivide it to fit more homes. Large homesites of 1 acre or larger are hard to come by and are more expensive to purchase. Those looking to buy acreage must also consider the premium cost of the land on top of what it will cost to build a home on that land.

In the Boise real estate market, a home on acreage is a very desirable property. Every buyer wants more open space; many want a shop or barn; others are interested in raising livestock. Most everyone is looking for storage to keep weekend toys and RVs.

Idaho homebuyers are often seeking land that offers a quiet and serene setting, such as rural or mountain areas. The quality of lifestyle these properties offer is incredibly appealing. Whether you are in search of one acre of land or hundreds, there is a good chance you will find exactly what you are looking for, including working ranches in nearby areas including Emmett, Horseshoe Bend, Parma, or Homedale.

If you are considering land, realize that it is a lot of work. We don't want to talk you out of it if your heart is set on acreage, but many do not realize how much work is involved in an acre. Mowing an acre or more takes a fair amount of time, even if you have a riding lawnmower. Every part of having more land requires more time for maintenance and upkeep. However, in our experience, those who are interested in buying acreage are up to the task and willing to put in the effort.

 

4 critical things to do before you purchase land in Idaho

  1. What are your expectations of your land?
    If you don't have a clear picture of expectations then it does not matter which piece of land you buy. If you know you want land for 40 cattle, we have a starting point. From there, we can start honing our search with focused questions: How much water will you need? How much land do 40 cattle need? What facilities are needed for 40 cattle?
     
  2. Buying the land is just the initial investment.
    Finding the perfect piece of land that requires no additional investment is hard to come by. If you need a fence and your raw land does not come with fencing, you will need to purchase and possibly pay to have it installed. Does it have a well and how deep is water? Irrigation pumps and piping will need to be installed and maintained. What equipment do you need to ensure you can properly maintain your property?
     
  3. Check deed restrictions and verify zoning and ordinances
    As part of your due diligence, check for any restrictions that may limit what you can and can’t do on your property. When you are working with a real estate agent, they can provide this information. Some things that may come up are:
    • Minimum or maximum dwelling square footages
    • Rules against outbuildings or auxiliary structures
    • Limits on building styles and materials you can use
    • Other limits pertaining to how and what you can build
       
  4. Double-check your budget and financing
    Having a budget in mind in real estate is important. But with land, it is more imperative that you have a plan for everything you will need. If you haven’t already evaluated the ways that you can finance your land, do that next. If you are looking to finance your entire project, as opposed to just the property, make sure your lender understands and can explain your options—what they cost and the guidelines you will follow. Get more than one bid and check references. You also need to make sure you figure out exactly how you’ll be paying for and insuring your land once you start building on it.
