How to select a builder

There are three types of builders:

  1. Production Builders
These companies build the same floorplans over and over. They can build efficiently and have systems in place to create consistency. Normally, these builders offer many upgrades, which cost a premium. Their business model is based on a streamlined process, therefore the client experience may not be as personal.
  2. Semi-Custom Builders
These builders also have floorplans that clients may select from but modifications and personalizations are allowed. Clients have more say in finishes as well as amenities. The builder is more hands-on, even if they have superintendents on job sites during construction.
  3. Custom Home Builders
A true custom home builder builds each home uniquely for each client. Price and size do not determine if they are a custom builder. Most builders consider themselves custom builders, but the reality is that very few are truly custom. Custom home construction is where you purchase a lot, design the home, and hire a builder.  This is the most expensive way to build a home.

Each category also has its own value proposition and orientation. This difference breaks down between getting more house for your money or paying more to have better quality features and higher-end finishes and amenities. When you are selecting a builder you will need to align these two elements together. Not getting them aligned can cause great frustration? If you are looking for a high-end custom home builder to provide high-end finishes but they shop at a box store, you will not be happy. On the other hand, if you are looking for a less expensive home, that may be exactly what you want.

We represent our client's interests when going through the process of building a home. We have direct experience and feedback from others about builders and how they work with clients. We know who consistently delivers a great home, an exceptional client experience, and who has not!

Building A New Home frequently asked questions

Building a Home FAQs

Since our founding in 2005, Build Idaho's focus was new construction and new subdivisions. Building a new home is a very involved process that includes many details, steps, and decisions. The real estate agents at Build Idaho have extensive knowledge about building a new home, new construction, as well as relationships with some of the top local builders in the area. Here are some of the most common questions we get asked. If your question isn't here (yet), call or text your Build Idaho agent and they will be happy to tell you everything you need to know.

New construction or existing homes: Which one is better?

Does it make more sense to move into an existing home in an established neighborhood, or build a home in a new subdivision? It depends on your needs and financial standing. Here are the pros and cons to consider for each.

What are spec homes? What are the advantages of buying them vs existing homes?

Spec home builders design and build these homes without a specific buyer in mind in favor of a more desirable catch-all design with desirable furnishings and amenities that buyers can be happy with. All of these add up to a home that provides a great balance between affordability and a modern living experience. Learn more about buying spec homes.

What are the most important things to pay attention to when building a custom home?

The prospect of building a custom luxury home is incredibly exciting. You get to work with a builder to design the perfect home for you and your family that is exactly how you want it. We have a lot of experience working with custom home builders, and these are 8 features that can create hiccups in the design process. Think carefully about these 8 features early so they don’t bother you later.

I want to buy land for development. What factors should I consider?

Whether you are buying land as a single person to live on or as a developer for an entire new subdivision, there are many pieces to factor into your decision. The biggest three are zoning, the availabilities of utilities, and water runoff. We explored these three factors here and what to look at for each.

Will I need a building permit for my remodel? Where is the line for needing/not needing a building permit?

A building permit is a legal document issued by the local government that shows that a government official has reviewed and approved plans for a project, deeming it safe and up to code. All of this ensures that potential health and safety hazards are minimized or resolved. Many times, it is necessary to get a permit with an extensive remodel or when hiring a contractor. However, there are plenty of remodels that don't require a building permit. Our building permit breakdown highlights the cases when a building permit is likely needed or not.
